Pakistan Construction Cost Calculator

Estimate grey-structure or complete house construction from covered area and an editable rate per square foot. Lahore, Karachi and Islamabad benchmarks are only starting points so the estimate can be replaced with your current quote.

Use the reviewed city benchmark as a starting point, then replace the per-square-foot rate with your contractor or supplier quote for a more relevant estimate.

Benchmark methodology

Use current covered-area rates, not plot-size guesses

Public market calculators reviewed in October 2026 show construction cost per square foot changing by city, house size and specification. AR Empires therefore uses an editable starting rate and makes covered area the main cost driver.

What to verify

Get a scope-matched contractor quotation

Ask whether the quote includes excavation, structure, electrical, plumbing, waterproofing, cabinetry, tiles, sanitary fittings, paint, external works, contractor margin and taxes. A cheaper per-square-foot number is not comparable if the scope is smaller.

FAQs

Pakistan construction cost questions

How is the Pakistan construction estimate calculated?

The estimate multiplies covered square feet by the editable per-square-foot rate, then adds the contingency percentage you choose. The default city rates are starting benchmarks, not contractor quotations.

What is included in grey structure?

Grey structure generally covers the core foundation, structure, masonry, roof, plaster and related basic works. Exact scope varies by contractor, so compare quotations using the same specification.

Why is the rate editable?

Steel, cement, finishes, labour, design and city conditions move frequently. An editable rate lets you replace a public benchmark with a current quotation instead of treating one market snapshot as permanent.

Does plot size equal covered area?

No. Construction cost is driven by the total covered floor area. A double-storey house can have covered area far above the ground-floor plot footprint.
