Pakistan Property Taxes, FBR Valuation and Transfer Costs

Understand the difference between market price, FBR valuation, DC valuation, federal advance tax and editable provincial transfer charges when buying or selling property in Pakistan.

Direct answer

Market price, FBR value and provincial/DC value are different concepts. A property transaction should be checked against the current federal advance-tax rules and the relevant provincial or local valuation and transfer charges instead of treating one published value as the total transaction cost.

Separate valuation from tax

An FBR notified value is not automatically the open-market selling price. Likewise, a provincial DC valuation serves a different administrative purpose. Use the correct value base for the exact tax or fee being calculated and confirm the applicable notification for the property location.

Federal and provincial charges should not be mixed

AR Empires keeps the federal 236K/236C calculation separate from editable provincial and local charges. This avoids presenting one national transfer-cost percentage when stamp, registration and local charges can vary by province and transaction.
