How it works

How the UAE mortgage payment is calculated

The monthly estimate uses an amortising-loan formula. Property price minus down payment gives the requested loan, then the calculator caps that amount at the CBUAE maximum LTV for the selected category before estimating monthly payment.

Monthly payment formula

Payment = P × [r(1+r)^n] ÷ [(1+r)^n - 1]

P is the loan principal, r is the monthly rate and n is the number of monthly payments.

Important limits

LTV is not the same as mortgage approval

The CBUAE rulebook sets regulatory maximums, but a lender can approve less. Banks also assess affordability, income, existing liabilities, credit history, age, property valuation and their own lending policy.

The same rulebook states a maximum mortgage term of 25 years and a maximum debt-burden ratio of 50% under the cited mortgage-loan regulations. Use the calculator as a planning estimate, not as an approval or offer.

Transaction cost

Mortgage registration is separate from your monthly payment

Dubai Land Department currently lists a mortgage-registration fee of 0.25% of the mortgage value. It also lists additional title and service-related charges. The calculator shows the 0.25% amount separately so it is not confused with interest, down payment or the monthly instalment.

What is the maximum mortgage LTV for an expatriate buying a first home in the UAE?

Under the current CBUAE mortgage-loan rules, the maximum LTV for an expatriate first home is 80% when the property value is AED 5 million or below and 70% when the value is above AED 5 million.

What is the maximum mortgage LTV for a UAE national buying a first home?

The current CBUAE maximum LTV is 85% for a UAE national first home valued at AED 5 million or below and 75% when the property value is above AED 5 million.

What is the UAE mortgage LTV for a second or investment property?

The current CBUAE maximum is 65% for UAE nationals and 60% for expatriates for a second, subsequent or investment property, regardless of property value.

What is the maximum mortgage term in the UAE?

The CBUAE mortgage-loan rules state a maximum mortgage term of 25 years. A bank can offer a shorter term based on its own lending policy and the borrower profile.

How is the monthly mortgage payment calculated?

The calculator uses the standard amortising-loan formula based on the loan principal, annual interest or profit rate and number of monthly payments. The entered rate is an assumption, not a live bank quote.

Does this calculator include the Dubai Land Department mortgage registration fee?

It shows 0.25% of the mortgage value as the DLD mortgage-registration fee. Other title, trustee, service-partner, valuation, insurance, bank and transaction charges are separate and can depend on the case.
