Important

Planning estimate only. FBR valuation is not the same as market price. Verify the current city notification and any related amendments before a tax filing or property transaction.

Use the current notification

Do not guess a city-wide FBR rate

FBR publishes city-wise valuation schedules and can later amend them. AR Empires only auto-fills records that have been checked against an official notification. For every other locality, open the official city source and enter the current notified rate instead of using an unverified number.

FBR vs market value

FBR valuation is not the market price

FBR valuation is an officially notified fair-market-value schedule used for federal tax purposes. It is different from a live asking price, a negotiated sale price and provincial DC valuation.

The cities below are listed in FBR's official immovable-property valuation directory. Automatic AR Empires rate coverage is deliberately narrower and expands only after individual records are verified.

FBR property valuation FAQs

How is FBR property valuation calculated?

When the official FBR table gives a rate per unit, the basic calculation is the notified FBR rate multiplied by the property area expressed in the same unit. The exact rate still depends on the city, locality and property category shown in the applicable FBR notification.

Is FBR value the same as market value?

No. FBR valuation is an officially notified fair-market-value schedule used for federal tax purposes. It is not a live asking-price estimate and can differ from the price negotiated by a buyer and seller.

Where can I find the current FBR property rate?

Use the official FBR Valuation of Immovable Properties directory and open the city-specific notification. Because notifications can be amended, check the related SROs shown on the FBR page before using a rate.

Does this calculator contain every FBR rate in Pakistan?

No. AR Empires only auto-fills records that have been individually verified against an official FBR notification. For any other city or locality, select the city, open the official FBR source and enter the notified rate manually instead of relying on an unverified value.

Why does the calculator sometimes ask me to use the same area unit as the FBR table?

Some conversions are exact, such as square yards to square feet, while local marla-to-square-foot standards can vary. The calculator therefore refuses unsafe cross-standard conversions and asks you to use the unit stated in the official table.

What is the difference between FBR valuation and DC valuation?

They are different official valuation systems. FBR publishes city-wise valuation schedules for federal tax purposes, while provincial or district collector valuation systems can be used for provincial transaction charges. Do not treat the two rates as interchangeable.
